Kaufmann’s has a convenient app for your smart phone as well as a Handbook. This website is a blend of both. This page covers the Sentral App, Amenities, Services, The Building, and Your Apartment.

Sentral App

Kaufmann hosts a resident app which provides access to all of the building’s features, services, and amenities. From the app, residents can send emails to Kaufmann team members, submit work orders for maintenance related items, notify the desk of visitors or deliveries you’re expecting, reserve amenity space, RSVP for on-site resident events, be notified if about package deliveries, and pay rent (but not a garage spot).

The app has two tabs: Home and Community

UNDER THE HOME TAB:

  • At-Your-Service generates an email to the leasing office.

  • Deliveries indicates you have a package.

  • Visitors is where you notify the front desk of expected guests or deliveries.

  • Work Orders is where you request service/maintenance.

  • Bookings is used to reserve an amenity space.

  • Documents contains the Resident Handbook and appliance manuals and at the very bottom are directions on how to use the garage.

  • Pay rent is obvious.

  • Lease requires you to log in (so create an account when you download the app) to view your lease.

  • Settings allows you to make changes to your profile.

UNDER THE COMMUNITY TAB:

  • Contact provides phone numbers and leasing office email.

  • Amenities has photos and the location of each amenity.

  • Services covers independent vendors for your convenience, including a personal trainer in the gym, floral design, movers, dry cleaners, and

  • the WIFI password — Resident.

Amenities

*Reservations are required and made thru the Sentral app for a fee of $25.

Access to all the amenities requires your key fob.

Kaufmann's Lobby | Lobby Level - Daily | 24 Hours

The lobby is where you will find the Concierge Desk - Free Coffee Bar - Package room - Mailroom – ATM and express drinks and food available for purchase and a super large double media screen. Just off the lobby behind a door is the Bike Room. Feel free to enjoy the comfortable seating. Access the WIFI (password: Resident).

Basketball Court + Shuffleboard | 13th Floor – Open Daily from 8 am-10 pm seasonally spring through fall.

Basketballs are available for use in the gym, along with a pump, and shuffleboard equipment is on the rooftop. Please remember to return items after use. Failure to return items will result in a violation fee.

Conference Rooms | 7th Floor – Daily | 24 Hours

Six individual work cubbies offer a private workspace for important conference calls and meeting deadlines. Two conference tables allow for larger gatherings. Wireless printer allows easy printing.

Dog Park | 11th Floor Roof – Daily | 24 hours

Turn right out of the elevator and a quick left down the hall and a right turn to the three steps leading up to the dog park. Convenience bags and trash containers are provided to keep the park clean for everyone. It is an off-leash park.

Game Room | 8th Floor – Open Daily from 8 am-10 pm

Play a game of pool or darts, test your skills on the golf simulator, try and beat the high score on the Pac-Man arcade machine, or simply relax and watch television on the big screen.  

Fire Pits | 13th Floor – Open Daily from 8am-10pm

Our four fire pits are available for use year-round. Press and hold the ignitor for three seconds before turning the knob to the left and holding for another three seconds. Once the fire has lit, you may adjust accordingly with the knob. Please remember to turn off the fire pit when done.

Fitness Center | 13th Floor - Daily | 24 hours

The highest class of equipment has been procured in an effort to literally raise the bar on all things conditioning.

Ice Skating Rink | 13th Floor – Open Daily from 8 am-10 pm (winter)

In the winter, the basketball court converts to an ice-skating rink. Skates are available for use and can be checked out from the front desk.

Laundry Room | 4th Floor – Daily | 24 Hours

Larger washers and dryers are available for residents at no additional cost. This is ideal for washing bulkier items like comforters or duvets. There is a table for folding clothes, a couch, and television to enjoy while waiting for laundry.

Lounge | 9th Floor – Open Daily from 8 am-10 pm

Gathering with friends, family + neighbors is highly encouraged. There’s plenty of space, tables, chairs, fridge, and TV. MAX: 40 people

The resident booking is responsible for the cleanliness of the amenity space upon conclusion of the event; a minimum administration fee of no less than $250.00 will be assessed if the space is not returned to its original state.

Movie Theatre | 10th Floor – Open Daily from 8 am-10 pm

Sink back into the leather club lchairs and watch the provided channels or log in and stream your own programming. Immerse yourself in auditory bliss as the surround sound amplifies the viewing experience.

Music Room | 3rd Floor – Open Daily from 8 am - 10 pm | 3rd Floor Garage

This space is ideal for playing, learning, and enjoying music. Relax and enjoy a classic record in the listening lounge, or feel free to plug into the provided sound system and jam out. Here you will find a full drum set, electric organ, keyboard, and guitar setup.

Pet Spa | 4th Floor – Open Daily from 8 am - 10 pm

Complete with three washing stations + dryer --- a day of pampering your pup has never been easier. Clean up after yourself. Should you have any questions as it relates to this amenity experience, we encourage you to connect with your Resident Ambassadors directly via the At Your Service resident app feature. *BYO Soap + conditioner.

Podcast Room | 10th Floor – Open Daily from 8 am-10 pm

The Podcast Studio allows residents to record their own regular podcasts and audio using the Zoom Pod Trak P4 Podcaster Audio Console. With four chairs and two CAD GXL1800 boom mikes, there's plenty of room for the whole crew to produce your next episode. This “audio closet” is perfect for recording audio tracks for a variety of projects, from podcasts and audio interviews to voice-overs for video projects.

Pool | 13th Floor – Open Memorial Day through SEP (weather permitting) | Open Daily from 8 am-10 pm

Table and chairs are available, but BYO towels, etc. The pool is (measure) and 4 feet deep. No pets allowed until the season is over.

Roof Top Patio | 13th Floor – Open Daily from 8 am-10 pm

With stunning views of the Washington Incline and the surrounding Pittsburgh skyline, our rooftop patio helps you view the city from a bird's eye view. Multiple barbecue grills allow for epic summer barbecues while you enjoy a Pirates game on the big screen. Ready for some competition? Challenge a friend to a game of chess on our oversized board!

Noteworthy: No glass allowed. As per community guidelines, all guests must be registered and follow all building rules while visiting.

Services

Bike Storage

Bike storage is available on the 4th floor in the garage and on the 1st floor past the elevators. For your safety, please lock your bike on the bicycle racks. Unidentified and improperly locked bicycles will be removed from the racks. Residents are limited to one complimentary bicycle storage space per home.

Keys + Locks

Kaufmann’s utilizes key fobs to access all amenity spaces. Each leaseholder receives one set of keys and additional copies may not be purchased unless for replacement. All apartment doors use a numbered pad for your personal passcode. Use the work order app to request a number change.

Mailroom

Each apartment is assigned a mailbox number at move-in and receive one mail key for each person listed on the lease.  The replacement fee for a lost mail key is $25. To ensure prompt + consistent delivery, the following information should be included in all mail.

Oversized Deliveries

Furniture deliveries that require an elevator should be coordinated in advance. If you will not be home for the delivery, please update your visitor list within the resident app and give written permission to allow the delivery person into your home.

Oversized packages/boxes weighing more than 50 lbs. must be pre-arranged with the retailer or shipper for direct “white glove” (in-residence) delivery or must be pre-arranged for acceptance with an Experience Associate prior to delivery by contacting kaufmanns-services@sentral.com.

Package Room

Daily 24/7 – When packages have been logged in, residents will be notified via the Sentral App. Pick it up within seven days or risk it being discarded. All non-resident packages will be refused (or returned), unless notified in advance of the non-resident’s delivery in writing by contacting kaufmanns-services@sentral.com.

Parking

Please contact Scott Thorp by going to www.parkwaycorp.com, selecting Kaufmann, and choosing the “details” button next to the monthly rate listed. You’ll be able to write to them that you’re a new resident and would like the resident rate.  Your white parking pass card will be available at the front desk within a few days to pick up and use immediately.  SEE PARKING for more.

The Building

Emergencies

The Pittsburgh Police & Fire Departments can be reached by dialing 911. Please take a moment to identify exits and stairwells for use in the event of an emergency. DO NOT USE ELEVATORS IN CASE OF FIRE. If you discover fire or smoke, do not investigate. Please call 911 and contact the Management Office. Floor exits are marked. Kaufmann’s is equipped with smoke detectors and sprinklers in all homes and common areas. Emergency exits are marked throughout the building. Please look for EMERGENCY EXITS in case of emergency.

Lockouts

If you somehow lock yourself out of your home, contact an Experience Associate via the At Your Service text feature on the Sentral App or visit the front desk to speak with our onsite team who is best equipped to handle situations in real-time.

Maintenance Requests + Maintenance Emergencies

Please submit a request through your resident app if you need any repairs. If an emergency repair should arise after regular maintenance office hours, please contact the after-hours team at (412) 265-6965 or text us through the Sentral App. One of our Experience Associates will contact after-hours maintenance to attend to your emergency right away if deemed necessary.

Parking (repeated)

Pets

Kaufmann’s is a pet-friendly community. All pets must be accompanied by a human and always remain on a leash. Animals are allowed off-leash in the Dog Run & Pet Spa. Pets are not permitted in any common areas with the exception of the Lobby, Rooftop, Dog Park, Pet Spa, and 9th floor Lounge.

Residents are allowed to have up to two pets in their homes and with some breef restrictions on American or English Staffordshire Terriers (or any mix of Staffordshire Terriers) and Pit Bulls (or any mix of Pit Bull).

Dogs, cats, and pets of any type are not allowed to wander the corridors or common areas. Pets are not allowed unattended in communal spaces. Residents who fail to clean up after their pets are responsible for all associated cleanup costs.

Smoking

Smoking of any kind including, but not limited to, vaping is prohibited in all indoor and outdoor common areas as well as within the homes. No smoking may occur within 25 feet of the building. Management considers smoking a severe matter and violators will be fined $350 for the first occurrence.

Trash Chutes + Cardboard

Trash chutes are located on every residential floor; these are behind the elevator lobby on each floor. All trash, including glass and paper, should be packed into plastic bags and sealed before being placed down the trash chute. Please do not leave any trash bags on the floor near the chute. Explosive materials such as paraffin wax, benzene, gasoline, or camphor flakes and cans should NEVER be placed in the chute. NEVER LEAVE TRASH IN THE PUBLIC CORRIDOR.

Cardboard is to be broken down and placed neatly in the trash room. Failure to break down boxes will result in a $75 fine per occurrence.

Visitors

Register your visitors through the Resident App. If you fail to add your visitor ahead of time, the Experience Associates will notify you when your visitor(s) arrive but will not provide access to your home. All unaccompanied visitors will be required to check in at the Front Desk. For your protection, our personnel are not authorized to allow any visitor(s) inside your home. Your guest must be prepared with a photo ID and provide your full name and apartment number of whom they are visiting in order to gain access.

If you have more than 10 visitors at a time in your home, you will need to notify the Experience Associates in advance at kaufmanns-services@sentral.com and each must be added to the resident app under the visitors feature. The common areas are not to be used for parties or large groups unless authorized and reserved in advance. two visiting guests per household are authorized in the amenities and must be accompanied by a leaseholder at all times. Visitors may stay overnight for no more than 14 days within 12 months either consecutively, or non-consecutively and subject to approval by management.

Your Apartment

Use the app to request a work order for any maintenance or repair needed. The app has appliance manuals as well.

Appliances

Kaufmann’s features top of the line appliances in every home. Appliance manuals are in the Sentral app under documents. Proper care and usage of the appliances furnished in your home is required and misuse may result in costs associated with repairs and/or replacements outside of warranty.

Refrigerator water filters are replaced before a move in. Any replacement filter costs during the lease term will be covered by the resident.

Balconies + Terraces

Balconies and terraces are provided in select homes at Kaufmann’s and we ask that you furnish these areas appropriately. Please limit it to outdoor furniture only. Please refrain from storing items on your balcony/terrace, bicycles must be stored in the designated bike storage rooms. Please do not place any items over or on the ledge of the balcony such as towels, clothing, decorations, or any other items that may blow off or interfere with your neighbor’s enjoyment. Plants are permissible if kept elevated and do not stain or discolor the flooring. Please be mindful of watering and cleaning your balcony as a courtesy to your neighbors below. All grills are strictly prohibited. (Community grills are provided). Management reserves the right to ask you to remove any items mentioned above and/ or alter the look of the exterior of the building.

Cabinets + Countertops

Please do not use your countertop as a hot pad or cutting board. Avoid spilling abrasive and caustic solutions and chemicals that may damage the finish on countertops in your kitchen and bathroom. Avoid exposing liquids such as wine, vinegar, tea, lemon juice or certain concreted colored fruits and vegetables. Clean the surface using light household cleaners such as mild dish soap and soft cloth.

Front Door + Entryways

Entryways are not considered a part of your personal residence. Do not place anything outside the front door of your home or corridor as it is against the fire code. This includes but is not limited to door mats, decorations, planters, bicycles, trash, shoes, etc. Subject to the removal of these items without warning.

HVAC

HVAC filters replacements are provided by maintenance when necessary.

Flooring

Proper maintenance of the flooring is as follows:

●      Dust frequently with a microfiber mop or cloth. Microfiber cleaning pads often use static electricity to trap dirt, particles, and other household allergens.

●      Avoid putting excess liquid on the floor.

●      Furniture legs and spiked shoes can scratch or gouge floors. Please take reasonable precautions such as using felt furniture pads on tables and chairs and removing spiked shoes before walking on floors.

●      Damage caused by Resident or Resident’s guests, whether done purposely, accidentally, or negligently, will be charged to Resident.

Garbage Disposal

Special care should be taken when operating at your disposal. Please be sure that your disposal is clear of glass, bottle caps, utensils, bones, and other hard materials. Fibrous materials such as corn husk, artichokes, or meat products will clog the removal. Large quantities of vegetable peels, rice, or other food waste will clog the drain. Please use a strong flow of cold water before, during, and after the disposal is turned on. The resident will be responsible for any unnecessary damages. In the event your disposal is not functioning, a small reset button is located on the bottom of the disposal. For further assistance, please submit a maintenance request through the Sentral app or contact an Experience Associate via the At Your Service text feature.

Plumbing

Please do not dispose of wet wipes (including flushable baby wipes), cotton swabs, dental floss, feminine hygiene products, kitty litter, uncooked rice, or grease in the sinks or toilet. Disposal in this manner causes clogged toilets and drainage problems. Please do not try to fix plumbing problems yourself. If you suspect you have a plumbing problem, or any water intrusion please place a maintenance request through the resident app or contact an Experience Associate via the At Your Service text feature.

Painting + Wall Mounting

Your home has been decorated to our standard building specifications. If you wish to decorate your home with additional shelving, mounting TVs, or painting walls, you may do so and will be responsible for restoring it to its original condition or paying for management to do so upon your departure. All fees will be reviewed in a pre-move-out inspection form. It is advised to inform management of any modifications made to ensure proper materials are used to do so.

Please note, the dryers use an auto-sensing technology and may continue to run past the expected preset time as it still senses moisture. To keep optimal performance of the dryers, please remember to regularly clean out the filters. Appliance manuals are in the Sentral app under documents.

Smoke Detector

Smoke detectors are installed in every home and are supplied with power from our electric panel. If an accumulation of smoke reaches a smoke detector in your home, a localized loud alarm will sound alert. Please do not disconnect or tamper with your smoke detector in any way. In the event of a low battery- please place a maintenance request through the resident app or contact an Experience Associate at kaufmanns-services@sentral.com.

Washer/Dryer

In addition to your own small washer/dryer, there is a Laundry Room on the 4th floor for large or bulkier items.  It is available at no cost. Please remove lint from the dryer after each use.

To get the best results when you’re doing laundry, it’s important to consider the weight of each load that you’re washing +/or drying. Overloading can reduce the cleaning performance and potentially cause other issues with your appliances as well. Because of this, you’ll want to make sure you’re adding clothing and other items in the best way possible. Appliance manuals are in the Sentral app under documents.
